Walk-thru Consultation, Assessment, and Report

This includes an initial consultation where I will tour the home and take photos (for assessment purposes), take measurements if necessary and give preliminary suggestions.

A follow-up detailed assessment and report will be returned to the homeowner and real estate agent within three days including specific room by room suggestions, example photos, paint color options if needed, and a checklist of “to-dos” before showings.

Homeowner is responsible for carrying out staging suggestions.

Hands On Staging

This involves going into the home one to two hours before professional photographs are taken and with permission and help of the homeowner clutter is quickly and efficiently addressed, rooms are rearranged as needed, details are targeted that will make photos stand out, and the home is staged effectively using the homeowners’ belongings.

Homeowner is responsible for preliminary cleaning and decluttering before arrival.

$50/hour

Clear and Replace

This type of staging would be needed if few of the homeowner’s belongings would be useful in effectively staging the home. I would recommend suggestions for each room, and price, buy and arrange items that would help the home sell.

Homeowner is responsible for removing and storing furniture and other items not needed for staging.

Homeowner is responsible for reimbursement of items bought and will be provided with copies of receipts.

Additional Services Offered

Staging Day -  I will come back to help carry out the ideas that I have suggested. My specialty is working with what the homeowner already has, but I may suggest minimal purchases to achieve the best atmosphere for selling the home.

Personal Shopping – I will work within the homeowner’s budget to buy the items and accessories needed to create the environment where buyers can visualize themselves in the home.

Design Options

In-Home Consultation

Clients will fill out a preliminary questionnaire and send "before" photos, as applicable, before the scheduled appointment. One hour of preparation and one hour of consultation is included.

Design Projects

Design Plans -  Includes a consultation, detailed design ideas, mood board presentation, paint color options if desired, and links for furnishings and accessories for homeowner to purchase on their own. Price will be estimated by approximate number of hours required.

Furniture Refinishing – Price determined by size of piece and desired finishing technique.

Additional Services Offered

Personal Shopping – I work within the homeowner’s budget to buy the items and accessories needed to create the agreed upon design plan. Homeowner is responsible for the implementation of the plan once items are purchased and delivered. Homeowner is provided all receipts and is responsible for reimbursement.

Design Implementation -  Once a design plan is in place, I bring it to life in the home by purchasing all necessary items and arranging them in the home as planned. Homeowner is provided all receipts and is responsible for reimbursement.
